The LGE Difference

01

Earlier Cost Clarity

An initial budget before detailed design. An agreed GMP before construction begins.

02

One Point of Contact

Design and construction work together, with one point of contact responsible for the outcome.

03

You Approve Every Milestone

Clear reviews and approvals at the major milestones. You decide when to move forward.

What Happens in Each Phase

Each phase has defined work, tangible deliverables and a clear next step. Here is what the process means for your project.

Process Terms, Explained
01

Conceptual Planning

Our business development and architecture teams work together to understand the site, your requirements and your constraints. We define what is possible before detailed design begins.

What you receive

  • A site plan showing building placement, parking and access.
  • A Rough Order of Magnitude budget to establish the early cost landscape.
  • A Phased Development Agreement covering design, engineering and city review fees.
Your decision

You authorize preliminary design with a Notice to Proceed.

02

Preliminary Design

Architecture develops the floor plans, elevations and renderings while preconstruction prepares a Preliminary Baseline Budget. You see the design and the cost together, before committing to full design.

What you receive

  • Concept floor plans, building elevations and architectural renderings.
  • A Pricing Set and Preliminary Baseline Budget with subcontractor input.
  • Entitlement submissions for planning and zoning approvals.
Your decision

You approve the design and budget before final design begins.

03

Final Design & Permits

Architectural, civil, structural and landscape documents advance through internal quality reviews at 50% and 100%. We submit for permits and present the final hard bid in a Blueline Meeting.

What you receive

  • Full construction documents, reviewed at 50% and 100%, submitted for permits.
  • A final hard bid and value engineering options presented in the Blueline Meeting.
  • An agreed Guaranteed Maximum Price, executed construction contracts, permits and bonds.
Your decision

You approve the final budget and GMP and authorize construction.

04

Construction

Our construction team directs daily operations, subcontractors and the schedule. Architecture stays connected to the work, while regular reporting keeps the owner informed throughout the build.

What you receive

  • Weekly Owner-Architect-Contractor meetings covering schedule, budget and decisions.
  • Monthly status reports with financial updates.
  • Open-book budget tracking throughout construction.
The next milestone

At substantial completion, we walk the project and move into closeout.

05

Post-Construction

We complete the punch list, verify the work against the original scope and organize the documentation for turnover. Accountability continues beyond the day the building is delivered.

What you receive

  • A comprehensive punch list walkthrough.
  • Project closeout documentation and the certificate of occupancy.
  • Two-year warranty support for materials and equipment.
The LGE standard

Your building is delivered with the documentation and support to move forward.
