    THIS PROJECT IS A NEW GROUND UP THREE STORY BUILDING WITH ALL THREE FLOORS BEING SHELL, & AN OUTPATIO AREA. THE 1ST FLOOR OCCUPANCY WILL BE GROUP A-2 WITH THE 2ND & 3RD FLOOR TENANT-IMPROVEMENT BUILD-OUTS BEING, (MIXED OCCUPANCY GROUPS B & A-2). NEW PARKING WILL BE PROVIDED OFF-SITE. SEE GILBERT
    CASE # AUP14-10. SITE WORK WILL CONSIST OF GRADING, HARDSCAPE, LANDSCAPING, & UTILITY INSTALLMENT. THE TENANT’S G.C. WILL BE INSTALLING THE STOREFRONT GLASS AND DOORS AND PROVIDING INTERIOR PARTITIONS, FINISHES AND MECHANICAL, PLUMBING, & ELECTRICAL. THE SHELL BUILDING IS FULLY-SPRINKLED, AND WILL HAVE A FIRE-ALARM SYSTEM. THERE IS AN EXTERIOR GROUND FLOOR OUTDOOR PATIO AS WELL AS AN OUTDOOR PATIO ON THE 3RD FLOOR PROPOSED. NEW STEEL CANOPIES, FABRIC AWNING, 2ND FLOOR BALCONY, & 3RD FLOOR STEEL TRELLIS STRUCTURES ARE PROPOSED. SEE AREA SUMMARY FOR MORE INFORMATION ON THIS SHEET.
