    THIS PROJECT IS A NEW RESTAURANT, TENANT-IMPROVEMENT, (OCCUPANCY GROUP
    A-2) ON THE GROUND FLOOR OF AN EXISTING SHELL BUILDING, WITH EXISTING PARKING, HARDSCAPE AND
    LANDSCAPING AND UTILITIES ALREADY IN PLACE. THE TENANTS G.C. WILL BE INSTALLING THE STOREFRONT
    GLASS AND DOORS, INTERIOR PARTITIONS, INTERIOR MILLWORK, FINISHES AND INTERNALLY ILLUMINATED
    EXTERIOR SIGNAGE. THE SHELL BUILDING IS FULLY-SPRINKLED, AND THE NEW TENANT WILL TIE INTO AN
    EXISTING FIRE-ALARM SYSTEM. THERE WILL BE TENANT-PROVIDED ADDITION OF SOME NEW ADJACENT PATIO
    SEATING THAT INCLUDES WOOD FRAMED PLANTERS. THE CANOPY WILL BE EXISTING CANOPY STRUCTURES OF THE
    SHELL BUILDING. THE TOTAL GROSS LEASED SPACE TO THE NEW TENANT IS DESCRIBED BELOW. SEE AREA SUMMARY

    STRUCTURALLY, SHALL COMPLY WITH
    l.B.C. 603.1, (COMBUSTIBLE MATERIAL IN
    TYPE 11-B CONSTRUCTION). ALL SUCH WOOD SHALL BE FIRE-RETARDANT
    TREATED, TYP.
