    THIS PROJECT IS A NEW RESTAURANT, TENANT-IMPROVEMENT. (OCCUPANCY GROUP A-2) ON THE GROUND FLOOR OF AN EXISTING SHELL BUILDING, WITH EXISTING PARKING, HARDSCAPE AND LANDSCAPING AND UTILITIES ALREADY IN PLACE. THE TENANT’S G.C. WILL BE INSTALLING THE STOREFRONT GLASS AND DOORS AND PROVIDING A NEW DEMISING WALL, INTERIOR PARTITIONS, INTERIOR MILLWORK, FINISHES AND TWO NEW INTERNALLY ILLUMINATED EXTERIOR SIGNS. THE SHELL BUILDING IS FULLY-SPRINKLED, AND THE NEW TENANT WILL TIE INTO AN EXISTING FIRE-ALARM SYSTEM. THERE WILL B TENANT-PROVIDED ADDITION OF SOME NEW ADJACENT PATIO SEATING THAT INCLUDES STEEL AND WOOD RAILING WITH FLOWER POTS, AND A NEW STEEL CANOPY STRUCTURE ABOVE A WINDOW. THE CANOPY WILL TO MATCH THE EXISTING CANOPY STRUCTURES OF THE SHELL BUILDING.
