    Attention:  This is a hard bid.  Please submit your most accurate/aggresive number along with any VE and associated cost savings.

    The Bahia Office project consists of a single three-story office building totaling 39,350 s.f. on a +/-2.39 acre
    site located at the northeast corner of Pima Road and Bahia Drive that is currently vacant. The site is
    designated as Employment Core on the Scottsdale General Plan. The site is currently zoned I-1 PCD
    (Industrial Park, Planned Community District).
    Access to the site will be provided by two drive entrances off of Bahia Drive and will remain in the
    locations that have previously been planned at the east and west ends of the property. The site has a
    significant amount of slope to it and has been designed to address the topography for vehicle access,
    pedestrian access and retention accordingly. The existing retention basins in the front yard will still be
    utilized for on-site retention from the Bahia half-street and will be upgraded with new landscaping. The
    remaining retention for the site will be stored in the adjacent wash to the west of the property. Parking for
    the property will be provided on site at a ratio of 4.5 spaces/1,000 s.f. and will be screened from public
    view by site walls and landscaping.
    The building design is compatible with existing developments within the area and will have a similar
    architectural vernacular. Building materials will consist of masonry block, EIFS, metal accents, metal
    canopies and performance glazing. The building height at the parapet will be 44’; and with the mechanical
    screening it will be 48’. This building height increase has been approved via rezoning case 33-ZN-2000#2.
    The proposed development is an improvement to the existing site and surrounding environment. It is
    designed in accordance with existing and approved buildings and will be complimentary to the area. It
    will provide needed office space for business or personal use.
